Went house-hunting on the weekend.

More to get a feel for what we want and what we can afford. Although this weekend we mostly worked out what we can't afford!

A 3br house on the north side of town? Easy, right?

With everyone selling right now, and therefore looking for somewhere to move, there are a lot of "upgraders" right now - people in my age bracket, with small kids, looking to move to a bigger house than they already have in a good neighbourhood.

Considering there are houses in the area that sold for 40% above the listing price? Yeah, not looking affordable!

That's right at this point in time, though. I'm quietly hoping there'll be the post-Easter slow-down, added to an economic slowdown as consumer confidence falls with job cutbacks and winter. So by the time we're actually in the market (June-September), the places we're looking in the locations we're hoping for might be back in our price range.

Our calculations are primarily based on what we can afford to pay back, not what we'd like to buy. We could go higher, but we're not fond of being in debt.

Anyway, we want a house that's large enough for us and the cats (who are indoors creatures); I want a garden space and somewhere that I can leave quilting mess, B2 wants something that can be maintained with relative ease and which she won't feel stressed about having to clean all the time.

Still a little worried about B1, but she's starting to look beyond her horizons. We just have to encourage her towards the discipline of "cut things I want now in favour of the goals I want to achieve". Never easy.

We attended at least two places that had an auction going - both older houses renovated quite nicely. Neither was in our price range or our 3br house requirement (2br house/townhouse). I'd be interested in seeing what they finally went for in the end.
